East Denver Lifestyle Guide: Central Park, Aurora & the Cherry Creek State Park Area
East Denver Lifestyle Guide
Living east of Denver
Hey y'all! The east side of the metro is where Denver starts to stretch out: big parks, a wide range of price points and some of the most varied housing around. Central Park, Aurora and the neighborhoods around Cherry Creek State Park each have their own personality, so let's compare them the way I'd walk a buyer through it.
1. The big picture right now
Metro-wide, the Denver Metro Association of Realtors reported that September home sales fell about 21% from a year earlier, the lowest September total in its records going back to 2008. Active listings ended the month at 13,567, about 4.8 months of inventory, and homes sold for roughly 98.5% of list price. The Colorado Association of Realtors' September report for the seven-county Denver metro put the median sale price at $565,000, down 1.7% from a year earlier, with about 49% of sales involving a price reduction and about 64% including seller concessions. Rates are the other headline: Freddie Mac's 30-year fixed average was 7.28% on October 1, up from 6.34% a year earlier. Translation: buyers have more choices and more room to negotiate, and the monthly payment is doing most of the deciding.
Area figures below are the latest public numbers I could find on Zillow (typical home value and median sale price), Redfin (recent median sale prices) and a few other public sources. They measure things a little differently, they blend home types, and small areas swing from month to month, so use them to compare places, not to price a specific home.
2. Central Park: a park-centered neighborhood inside Denver
Central Park (the former Stapleton airfield) is a master-planned neighborhood built around, well, a park. Its namesake park is the third largest in Denver, with a farmers market, outdoor concerts, a pumpkin patch, and a recreation center with a lazy river. Bluff Lake Nature Center, Stanley Marketplace and Northfield Stapleton shopping are close, and A Line commuter rail gets you to Union Station and the airport.
On the numbers, Redfin's September data shows a median sale price near $700,000, down about 2.5% year over year, at roughly $276 per square foot. Homes sold in a median of 26 days (down from 36 a year ago) at about 99.6% of list price, though sales were down about 25% from last year and nearly half of homes had price drops. That median blends detached homes with townhomes and condos, so the type you shop will move the number a lot.
The honest side: a planned community has a consistent look and its own set of neighborhood rules and fees, and Redfin gives it a Walk Score of 50, so expect to drive for many errands.
3. Aurora: the most range on the east side
Aurora is huge, and that's its superpower. Zillow's typical home value is about $453,000 (down about 2.8% year over year) with a median sale price near $461,000 in July, which is why it's often where buyers find more square footage for the money, from entry-level condos to newer construction. Homes were going pending in about 23 days as of August.
Lifestyle: Aurora Reservoir for paddling and trails, the Anschutz Medical Campus and Fitzsimons area, the Southlands shopping district, the Aurora Cultural Arts District along Colfax, and R Line light rail connecting parts of the city to the south metro.
The honest side: Aurora spans a lot of ground, so conditions and pricing vary block to block. Depending on where you land, you may notice airport and Buckley aircraft activity, and the commute to downtown depends heavily on which side of the city you pick. Visit at different times of day.
4. The Cherry Creek State Park area: trails, water and mountain views
Cherry Creek State Park gives the southeast corner of the metro its outdoor identity: thousands of acres with a reservoir, swim beach, marina, campground and miles of trails that connect to the Cherry Creek Trail. The communities around it, including parts of Aurora and nearby Greenwood Village and Centennial, price by their own markets rather than as one "park area," so use the park as your lifestyle anchor and then compare home values in each pocket.
For a reference point on the upper end, Redfin showed Greenwood Village's August median sale price near $1.6 million, with homes closing at about 98.4% of list in a median of 31 days (more in my south metro article).
The honest side: homes near big recreation areas stay in demand, but you'll trade some of Aurora's affordability for that access. If you boat, paddle or ride year-round, it can be well worth it. If you mostly stay in, you may prefer the savings elsewhere.
5. Side by side
| Area | Recent median | Pace | Vibe |
|---|---|---|---|
| Central Park | ~$700,000 | 26 days on market | Park-centered, A Line rail, planned community |
| Aurora | ~$461,000 | ~23 days to pending | Most range, reservoir, medical campus, R Line |
| Cherry Creek State Park area | Varies by pocket | varies | Reservoir, trails and open space |

6. Who might look elsewhere
If you want a historic, walkable street grid with a corner pub, the east side is mostly newer and more car-oriented. If you need a quick drive to the mountains, you'll add time on I-70 or I-25 compared with the west side. And if you want the lowest possible HOA footprint, check each community's fees before you fall for a floor plan.
7. What it looks like in dollars (illustrative example)
Take a $461,000 home in Aurora with 10% down ($46,100). That's a $414,900 loan. At 7.28% on a 30-year fixed, principal and interest is roughly $2,839 a month. At last year's 6.34%, the same loan would be about $2,579, so the rate increase adds around $260 a month. Property taxes, insurance, HOA and mortgage insurance are on top of that, and your lender is the one who runs your real numbers.
8. The bottom line
Central Park is the park-centered choice, Aurora is the range-and-value choice, and the Cherry Creek State Park area is the outdoor-lifestyle choice.
